Global Growth Trust Closes on Land for Tampa Apartment Development

-- Joint venture acquires land for $37 million Tampa apartment development --

(ORLANDO, Fla.) March 30, 2012 — Global Growth Trust, Inc., a real estate investment trust (REIT) focused on providing capital appreciation for investors, has acquired 25 acres in Tampa, Florida, for a 344-unit, Class A garden-style apartment development. The land was acquired through a joint venture with an affiliate of Charlotte-based Crescent Resources and is expected to break ground during the second quarter of this year.     

The $37 million community, to be called Circle Crosstown, will feature multiple one-, two-, and three- bedroom floor plans and include community amenities, such as a dog walk park, clubhouse, and salt water pool. The planned location is adjacent to the intersection of I-75 and the Lee Roy Selmon Expressway—a freeway with direct access to downtown Tampa and St. Petersburg—and is five miles from the intersection of I-75 and I-4.

The Tampa-St. Petersburg-Clearwater (Tampa Bay) Metropolitan Statistical Area (MSA) has a population of approximately 2.8 million residents, making it the second largest MSA in Florida and the 19th most populated metropolitan area in the nation. The Tampa Bay area features many regional and national employers across various industries and is home to U.S. Central Command at MacDill Air Force Base. In line with national trends, the Tampa market continues to see a trend away from homeownership, increasing demand for multifamily units. According to Real Data, multifamily demand is expected to outpace supply over the next two years.

The project, the REIT’s first with Crescent Resources, builds on Global Growth Trust’s growth strategy which includes a growing portfolio of multifamily development projects. The REIT is also currently involved in two other multifamily development projects in Charlotte, N.C., and Charleston, S.C.
